If you are considering letting your property room by room, there are a number of items to consider. Here is a list of questions that we frequently get asked by clients prior to letting with us. Please click on the links for more.

Q ) Would my house work as a multi-let for professional sharers?

Generally the bigger the property, the better a property will work as a house share. However, smaller properties can work well in more central areas and there are often clever ways of creating more space (converting a garage for example).

Q ) How would I convert my property into a house share?

It all starts with the tenant market. We can advise on layout, furniture and finish for each market and how to comply with current regulations.

Q ) What are the best techniques for keeping maintenance costs low?

Our regular inspections are designed to anticipate problems and address issues before they become costly. We also try and batch routine work where possible to minimise call out charges and we use regular contractors at a sensible cost.

Q ) Approximately how much would it cost to set my property up for professional room letting and how long would it take to get the money back?

There can be planning or licensing requirements depending on the property's location, number of rooms/people and the number of storeys. We are currently assisting landlords with licensing. Please contact us if you'd like some advice.

Q ) How do you get the right mix of tenants so everybody gets on?

Tenant selection is so important. We are careful about getting the right group of people living together. If it's a happy house, people stay longer.

Q ) Does staging a room make a difference to rents and if so what's the best way to dress a room prior to viewing?

Absolutely. We have packs to dress rooms and make them look like home rather than drab empty shells. These ensure you get better tenants and fill your rooms more quickly.

Q ) Should I include bills in the rent and if so what's the best way to control costs?

There are exceptions but most tenants prefer an all-inclusive cost as its easier to budget with a fixed monthly cost. We include clauses in our tenancy contracts that limit energy use to ensure a cap on the bills.

Q ) Can you help me with refurbishment works such as adding en-suites?

We don't currently offer a refurbishment service but we can often introduce you to contractors we have worked with successfully in the past.

Q ) I'm worried about our neighbours, do you ever get complaints?

We match the right tenants to the right properties. We don't take students and we have a zero-tolerance attitude towards late-night noise. We give the neighbours our phone number and in the unlikely event we receive a compliant we deal with the issue quickly.

Q ) What are your charges and how do these differ from a standard letting agent?

We offer a transparent and inclusive pricing structure that reflects total rents and includes many services that other agents often charge extra for. Please contact us for more information.

Q ) Can you let my property to a family, a couple or a single person?

Yes. We specialise in room-by-room rents but we also let flats and houses on normal lets as well. The process of letting a property to one person or group is actually much-more straight-forward than letting to multiple individuals. Please contact us if you'd like more information.
