We think finding your new home should be easy, quick and fun! We have put together a guide on how to secure your student accommodation.
Before viewing a property, please make sure you have considered the following:
Decide who you’re living with: All our student properties are joint and several tenancies, this means if the property is a 4 bedroom you will need to be a group of 4 students, if the property is a 5 bedroom you will need to be a group of 5 students. Sorry but we DO NOT accept individual applications.
Most tenancy agreements (especially student ones) are joint and several which means you sign the agreement as a group and are all jointly responsible for the liabilities of the tenancy.
Examples: Damage to property - the landlord can hold you all liable or just one of you liable; Notices - if the landlord is required to give you notice of anything they are only legally required to inform one of you.
Secure a Guarantor: All students applying for our accommodation will require a Guarantor. Guarantors must be over 18, have a good credit history and must have enough savings or regular income to support themselves and you. They are usually a close relative or a friend who has the capacity to pay the landlord your rent and charges if for any reason you can't. Your guarantor must be a UK resident.
Location: Have you researched the area you want to live in? Is the property near to the university you will be studying at? Is there public transport?
Budget: We have a wide range of properties available to suit all budgets. Please read the advertisement carefully as it will state important information about the property, the monthly rent, the deposit needed up front, cost of utilities, contract term and conditions. Please visit our website to check what income or earnings your guarantor needs to have to pass referencing.
Viewings: To book a viewing please select the property you would like to view and select ‘Request a viewing’ please complete the form with your contact information and select ‘submit details’. We will contact you within 48 hours to arrange a viewing.
Terms & Conditions: Please read our terms and conditions before making a payment of the holding deposit. (Terms & Conditions)
A tenancy agreement is a legally binding contract that you are obliged to honour. DO NOT commit to a tenancy unless you are certain you can meet your obligations for the entire term of the tenancy.
